Living on Dubai Creek.

Seven neighbourhoods on two banks, between the Creek, the canal and the Ras Al Khor wetland: what they are like, how they connect to the city, and what homes cost there.

The area

One Creek, two banks.

Dubai Creek Harbour was presented in October 2014 by Emaar and Dubai Holding at the inland end of the Creek. Emaar has owned it outright since 2022 and describes it today as spanning over 11 million square metres, three times Downtown Dubai; the 2014 plan spoke of 6 million. About 40,000 people live there (RTA, November 2025), with more than 200,000 planned.

Buyers also use “Dubai Creek” for the facing bank: Al Jaddaf and its waterfront, Dubai Healthcare City Phase 2 and, next door on the Deira side, Dubai Festival City. Title deeds use the Land Department area names (Al Khairan First for Creek Harbour, Al Jadaf across the water): check them on every contract.

Creek Island

The first and densest part of Creek Harbour: the completed Emaar towers on the water, with the marina, the hotels and the promenade.

Creek Island is where Dubai Creek Harbour began: Dubai Creek Residences was launched in October 2014 and its first residents moved in in 2019. The island now holds the most traded towers of the area, from The Grand on the Creek to Harbour Views and Creek Rise around the central park, with the Address, Palace and Vida hotels and Creek Marina.

New towers are still rising at the island’s edge: Creek Waters and Creek Waters 2, due in 2027. Title deeds use the Dubai Land Department area name “Al Khairan First”.

Creek Beach

Low and mid-rise buildings around plazas and a sand beach on the lagoon, and the new towers going up around its central park.

Creek Beach was Creek Harbour’s second district, launched with Breeze in October 2018: clusters of six- to thirteen-storey buildings, Vida Residences as its only completed tower, a beach and pools for residents. Its clusters had the best gross yield estimates of the area on Property Finder data.

Around it, Emaar has launched a second generation of towers since 2024: Aeon, Oria and Valo within the district, Arlo, Altus, Address Residences and Palace Residences Creek Blue next to it, due from 2028.

Green Gate

Five 50- and 58-storey towers along the canal, launched by Emaar in 2025, with townhouses at their feet and golf-course views.

Green Gate is the newest district of Creek Harbour. Altan and Albero opened in June 2025, Silva in August, Montiva by Vida and Lyvia by Palace in October and November. All five mix apartments with three-bedroom townhouses and are announced for the second half of 2029.

Unusually for a new launch, several still had units on sale at Emaar on 29 September 2026, even when portals showed them as sold out.

Dubai Creek Harbour · the next phase

The waterfront & Dubai Square

The mainland of Creek Harbour, where Dubai Square, the redesigned Creek Tower and the Blue Line metro station are being built.

South of the island, Emaar is building the next phase of Creek Harbour. Dubai Square, unveiled in December 2025 as 2.6 million square metres of retail, hospitality and offices, is expected to take about three years. The Blue Line metro will stop here at the Emaar Properties Station, a 74-metre-tall station due on 9 September 2029.

The Creek Tower has been redesigned to be shorter than Burj Khalifa; in June 2026 Emaar postponed its construction tender by at least three to four months, and no height or completion date has been published. Emaar’s 2026 releases, Creek Haven, Creek Bay and Valia, stand on this southern side of the master plan; Emaar does not name their district.

Al Jaddaf & Jaddaf Waterfront

The other bank, facing Creek Harbour: an arts waterfront with boutique buildings, two metro stations and the Creek’s lowest entry prices.

Al Jaddaf lies on the Bur Dubai side of the Creek, between Oud Metha Road, Sheikh Rashid Road and the water. Its waterfront, also called Culture Village, is home to the Jameel Arts Centre, opened in November 2018, and to a wave of small residential buildings by Binghatti, Kasco, Ellington, Iraz and AJ Gargash.

Two Green Line stations, Creek and Al Jadaf, have served the area since 2014, and the Blue Line will interchange at Creek. Not every plot in Al Jaddaf is freehold: the Land Department opened conversion for 329 plots in January 2025, so the title is checked on every file.

Dubai Festival City

Al-Futtaim’s city on the Deira bank, next door to Creek Harbour: the mall, the marina, a golf course and two of the area’s best-rated schools.

Dubai Festival City is a 526-hectare waterfront community built by Al-Futtaim since 2003, with Festival City Mall and its 400-plus shops, a hotel complex, a 3.3 km promenade and the Al Badia golf course. It is 3.7 km by road from Creek Island.

Its newest homes are not for sale: Al-Futtaim leases Al Badia Living (351 apartments, 2025) and Al Badia Villas (107 villas, January 2026) directly. Resale homes are in Marsa Plaza, Al Badia Residences and Al Badia Hillside Village.

Creek Beach and Creek Marina

A sand beach and pools for Creek Beach residents, and the marina and yacht club at the foot of Creek Island, with restaurants around the Vida and Address hotels.

Ras Al Khor Wildlife Sanctuary

About 6.4 km² of wetland, the UAE’s first Ramsar site (2007), with some 20,000 migratory birds a year including flamingos. The Flamingo and Lagoon hides are open; the Mangrove hide is temporarily closed during an AED 650 million upgrade whose first phase is due by the end of 2026.

Dubai Festival City

The mall and its 400-plus shops, including IKEA, the Festival Bay waterfront and a 3.3 km promenade, 3.7 km by road from Creek Island.

Jameel Arts Centre

The contemporary art centre of the Jaddaf Waterfront, open since November 2018, with an open-access library; 8 km by road from Creek Island, or the ferry.

On the water

The RTA ferry CR11 crosses from Al Jaddaf to Creek Harbour in about nine minutes; air-conditioned abras link Al Jaddaf to Festival City and to Dubai Design District.

Still being built

Dubai Square, unveiled in December 2025 with about three years of works announced, and the redesigned Creek Tower, whose tender was postponed in June 2026 with no date published.

Getting around

Close to the airport, close to Downtown.

Creek Harbour sits between Ras Al Khor Road and the Creek, with the Business Bay Crossing (Salik gate since November 2024) towards Downtown. The Blue Line metro is due in 2029; until then, the Green Line runs on the Al Jaddaf side, a ferry ride away.

Questions

Living on the Creek, explained.

The tower announced in 2016 has been redesigned to be shorter than Burj Khalifa. Emaar said in January 2026 that a new tender would follow; in June 2026 it postponed that tender by at least three to four months because of costs. No height or completion date has been published.

There are nurseries and a Mediclinic clinic inside, parks, the beach and pools; the schools are 5 to 15 minutes away by car, the best-rated in Dubai Festival City. The largest layouts are in Dubai Creek Residences (one-bedrooms from about 880 sq ft) and in the podium townhouses.

Indicative gross yields computed from Bayut’s August 2026 indices are about 5.6 % in Creek Harbour and 5.0 % in Al Jaddaf, before service charges of about AED 19 to 36 per square foot a year in Creek Harbour; Property Finder estimates 6.7 % for Creek Beach. They are not guaranteed, and rents fell about 8 % over the year. Ask us for the rents actually achieved in the building you are looking at.

Partly: on 29 September 2026 Dubai Municipality listed the Flamingo and Lagoon hides as open for booking and the Mangrove hide as temporarily closed, during an AED 650 million upgrade that adds mangroves, water bodies, cycling tracks and walking trails.

Creek Harbour is the new-build master plan with the most choice, from AED 1.5 million for a one-bedroom. Al Jaddaf is cheaper (AED 1,844 per sq ft against 2,623, Bayut, August 2026), with the metro today. Festival City is an established community with the mall and the schools, but few homes for sale.
